STOCK IS VERY LOW

 Despite having a reasonable month in May selling five properties in total it has left us with very little stock left.

Ringing at least 30-40 people a day (some feel good calls in there as well) people are just sitting tight, their concerns are about finding another property to move into.

Option if you find another property first then you are going to have set up a bridging loan because the market is just too hot not to. With doing that you have to make sure that your property is ready to go to market. So you have decluttered, you have painted, changed carpets done all things to make it more saleable. Talk to your agent get it listed and just wait.

There can be another option of course you can sell with a longer settlement but you have to make sure that you are committed for the weeks ahead in doing all the inspections, making that decision quickly.

Winter is an excellent time to buy and if your house is waterproof an excellent time to sell. You just have to be ready.

Other concerns are that people are fretting about what's going on in the world - try to control the controllable. We have no control over that and we just need to push on with our own little world and do what's best for us at the time.

Stock is very low and goes very quickly when it comes onto the market so to "be ready" is the key to success.
