For the month of May, we only listed two properties (both sold) and with June we listed one and sold it straight away that leaves it with one property.
People are just not putting their properties on the market right now. We have been on a changeover market - people have had to get their bridging finance organized so that they can be in the hunt for that home that they desperately want, the subject sale is just not cracking it now.
Throughout my real estate career I have been matching people with property, the hardest one is that person that has to sell but downsize to something smaller, this has always been challenging as that downsizer just isn't available. They are not wanting to go to that old fashioned villa; they still want a 3 x 2 with smaller gardens.
If you have not sold by the time you are 85 it's probably going to be too late as the stress you will endure is probably going to much for you. Deciding what you are going to take with you is one of the major stresses that you will go through. (learnt that from talking to 85-year-olds)
Stock is just so tight right now and the choices for the downsizers are just so lean. Developers are not building what the "baby boomers" are wanting. This has created a shortage of the right properties for these people to shift to.
The main thing is to try and identify what people are wanting and being honest with them if it's achievable.
