EASTER, ANZAC THEN ELECTION

 A few agents are reporting a pause in April but here at Vivians we listed 7 then sold 4 and we have no got 3 sales on the board for May.

Now listings are low this month with none on the board as yet.

Even appraisals are low this month in comparison to other months.

With winter approaching some say it will slow down but I don't think so as the lack of stock is now quite evident.  With so many buyers still out there and are becoming quite desperate in their searches.

Trust me when I say to you if you see something you like just buy it don't deliberate you may not get a second chance.

For example we put 21 Nagle Lane under offer with fierce competition on the bidding on the last day and the under bidder missed out by $1,300.00 dollars we had just listed 11b Murray Avenue and the following week launched it as coming soon.  We rang these under bidders to invite them to our VIP launch they actually went through on the Saturday before the VIP next Thursday and they LOVED it. Not wanting to lose another one they offered a price that the Sellers said YEP and bingo bongo it's under offer.  

All the enquiries unfortunately had to be told that it was no longer available it had gone under offer. Very disappointing for them all.

We do have another sneaky one coming up and we are taking a few buyers through that on Saturday.

The secret is to get onto our VIP list and make sure you keep in touch as this world of real estate right now the agent is just so flat chat - it's who is ringing up or making the most noise I suppose gets attention.
