YOU CAN NOW BUY SOMETHING

 I remember the first time we bought a property and how it exciting, scary and the realisation that you are going to have a mortgage for 30 years yikes !!!!  ha ha I wasnt too keen on that side but lets face it if you dont win lotto how else are you going to be able to buy?

So you have had the pre approval you can go up to XX for a property and you are now very excited about it all (so you should be one of the most expensive purchases you will ever make)

Is this going to be a starter home for you?  Is this going to be the home you are going to stay in for 7-10 years+.  Are you married, are you going to have kids what will that look like?  Do you have a big german shepherd or a pommy as big dogs need room.

Try making a wish list out of everything you would like to have (obviously something will have to give due to the budget) but it will then give you an idea of what to look for.

Cannot find what you are looking for in the area you want?  You either have to cut back your wants or look in another area - WHATEVER you do do NOT go over your budget this will cause you heartache in the end and when and if we are ever allowed to travel again you will want to take a trip I am sure.

Things that you can cut from your weekly budget are:

uber cabs, uber eats, gym membership, use the train/bus instead of taking the car every day, stop buying that new shirt, dress etc every pay day.  Small things but will really see your bank balance go up.

Mortgage repayments are relentless and they cannot be put off, they are not like a credit card they are due every month regardless.

If you have an $800 - $900k budget then just remember you will need money for stamp duty, settlement costs, insurance house & contents, rates, water rates, perhaps some renovations. You will need to connect up to all the services gas & electrical foxtail etc.  See what the bottom budget get's you and then allow another $50k perhaps if you cannot find anything.  

Most of all be patient but when you walk into that home and you go this is it then dont dilly dally act on it and try to secure the property.  It takes sometimes a few months to find "that" home and when you miss out on it because you were too slow it can be quite devastating.  The other thing is how many more homes do you have to go through before you find the "right" one again.
