SHOULD YOU SELL OR RENOVATE?

 Should I sell or renovate right now is being asked a lot lately.

Well it does really depend on a lot of your personal circumstances really but here in Perth good luck getting a builder or a tradesperson right now they are like hen's teeth and if your job is only a small one forget they have got jobs way bigger that they can make a lot more money on.

If you are going to retain the property for a long time then obviously renovate it, plan it, cost it and book your trades.

Buying is always a better option than renting but its not for everyone.  Saving for your deposit is often the biggest downer as it appears that you are not getting anywhere, however you have to stop spending to save !! 

Look at areas that are within your budget.

Contact an agent that you trust and give them your ideal place and suburbs be a little bit flexible.

If you are thinking about selling yes you will get a very good price for your home right now as the competition is fierce (for homes) if your reason is that you want to upgrade or downsize then this is definitely for you.

If you have some cash saved and you want to renovate always a great option.  A lot of people use their redraw on their mortgage to do the renovations but make sure if you are doing it that way you have the ability to pay it back quickly.

If you are going to renovate then here are some of my tips:

Make sure you stick to your budget - there are always things that crop up so make sure you have a little safety net fund just incase

Get a scope of works from your builders/renovators and get several quotes - check the references of those people to find out how their experience was, check their website for feed back also

If you dont have all the budget arranged then start with painting, carpets, floors etc they always give your place a lift

Dont always go for the cheapest quote and ask to see their credentials to make sure they are actually licensed as they say they are.

Most of all if you are buying, selling or renovating do take the time and talk to the experts in their fields and especially if you get recommended someone from a person who has already been there.
