Smoke alarms and rcd's need to be compliant - they should be checked every year (they have not made this compulsory but they might if more owners dont start being more viligant in keeping them up to speed.
What I have found most annoying is that when I get the electrician in to do this check that sometimes the rcd's have been recalled and by the time you do your check they are out of that recall period (which means you have to pay for the new one to be installed - pretty ironic really).
The thing that you really have to be concerned about if there is a fire and your smoke alarms fail or rcd's fail then you insurance will be not wanting to pay you any money.
This is something that should be put in your calendar to organise if you manage your own property or make sure that the property manager is instructed to get one every year (preferably just before tax time around that May time).
