THE MARKET

 People continually are asking "what's the market doing" - well right now it's doing okay I personally feel in the last three weeks it has just turned a little bit and I feel the heat has gone out of the market (but that's only my opinion).

Houses are still going gang busters (but only if they are priced correctly or with a no price strategy), units are going but not at the same pace of course.

The Eastern States are just ridiculous it's gone so gang busters the young ones I talk to reckon they have to get their first home past the $1,400,000 mark and that's getting them way out they have to look at the $2 million if they want to be reasonably close to the city.  I will take Perth thanks.

We think that Perth is expensive is it?  Nope I dont think so it's just what your expectations are really and we dont have to travel 2 hours to get to the city yet?  We can buy homes in the $600k but we dont want to live outside the golden triangle that's what the issue is.

The old saying is cut the cloth to what you can afford !!

If you cannot afford a house in the area you want to be in then buy an investment property and rent where you want to be.  It's about lowering your expectations - but many of the youth today want the big home, the back yard, the kids, the dog, the two cars, the two-three holidays a year.  As I said sometimes you have to give up some things to be able to set yourself up, your parents surely would have that's for sure.

There is no one on this earth that can predict what the market is going to do.  I hear people saying now I am going to wait until the market drops, its not the best time the market is heated now, I am just going to wait a while (for no particular reason).

If you are thinking of buying then buy now, buy what you can afford and make sure that you allow for the interest rate to rise as it surely will and you have to allow for it.

The people that didnt buy in the last slump still have not bought and I dont believe they will I think they are a gonna people, sometimes major procrastinators and they will never buy and they will be the ones that always will say "I should have bought that ..... when I saw it" yep you should have but you didnt.

The market is the market and no matter where it is in the cycle you want to buy or you need to buy then make sure you get a good agent behind you to help you.  Buyers agents work for the buyer so sometimes when you are time poor or not in the country they are the best to go through.  I did one recently for people in the UK and the advice I gave them was instrumental in them getting their dream property beating two other offers one higher than theirs but theirs was CASH !!
