HANDING OVER YOUR PROPERTY FOR SALE OR FOR LEASE

 Are all agents the same?  Often things are not always as they appear to be.  You have to look a bit deeper and perhaps rely on ringing up a few people that have used that Company you are considering using as you cannot fake testimonials with phone numbers.

All agents pretty much use the same tools, with photos, copywriting, floor plans, videos (well some dont use video's) answer enquiries (but do they instantly answer them within 4-7 hours?)

At Vivian's Real Estate we pride ourselves on our service NO. 1 to the client (seller or lessor) to make sure we have all their questions answered and we know what amount of feed back they are wanting from us.  We give different sellers/lessors different advice depending on their situation as not necessarily are all programmes the same.

With having Trent who is now in his 30's he keeps Vivian's up with all the latest trends that he feels is appropriate for our clients to have access to (sometimes taking me kicking & screaming a little less these days) as we try test different methods to make sure that we are achieving the maximum dollars for our clients that we can possibly achieve.

When you negotiate a contract a lot of people think there is nothing more to do than wait for the bank - so not true these are the sorts of things we deal with:

a)    Deposit to come in on time

b)    Make sure the contract has gone to the relevant settlement agents, sellers & buyers

c)    Meet the valuer on site of the property - sometimes providing him with relevant sales to justify the price you have sold for

d)    Removing the exisiting conditions on the contract: builders report, white ant/termite report, if there are problems with those reports deal with them to make sure the contract still stays in play

e)     Keeping in contact with the buyer regarding the finance, reporting to the seller

f)     Organising the final inspection of the property handling any problems that may arise from that inspection and negotiating with buyer and seller to keep it on track

There are many moves towards getting the property sold much more than I have outlined here but we dont have a couple of hours to read do we so I try to minimise it for you.

With rentals

The property girls have to organise the property to 

a)     Have photos taken

b)    Write the copy for the ad and put up the property for lease

c)     Organise viewings of the property

d)    Meet & greet the prospective tenants and vet their applications

e)    Make a decision on which applicant is the best for the property and discuss with the owner

f)    Process the application, do the appropriate checks 

g)    Send out the welcome letter with the bank details on where to pay the monies to

h)    Type up the lease for signing, make a time and meet the tenant for the sign up

i)      Make sure there is enough sets of keys to the property, if not cut more

j)     A property condition report done, an inventory report if necessary

k)    Making sure the property is cleaned prior to new tenant coming into the property

l)    Sign up for the tenant giving them their lease, keys & property condition report

m)  Send the bond monies off to the Bond Administrator 

Now there are probably far more steps to what our property managers do as well like organising the landlords insurance, the smoke alarm & rcd certificate there is just so much involved and I think that people dont concentrate on who they are employing to look after their biggest assest but more like who is the cheapest.  Hmmm who will be the cheapest in the end is the one that maintains the property and selects the right tenant for you that's who !!

Property Managers are leaving the industry in their droves and it's a real shame as there are such experienced and exceptional managers out there.  Why?  It's become way to stressful for them and they are sick and tired of being shat on from tenants and owners who continually think they can be used as a punching bag.  A real shame as their knowledge is so valuable to a younger Property Manager coming into the industry and I do understand it for how long can you put up with it?  Covid finished a lot more off of course as that was just ridiculous how open it all was and the PM's not understanding it fully as no one really did to be honest and the information that was being given out was not always consistent.

Just think very carefully on who you pick as an agent and go with your gut  feel, make sure you feel that you can ring them up any time (everyone rings me whatever time of the day and night) and I dont mind.  When you are anxious you just need to know and you need to know right now I really do get it.
