Wednesday night we held an openn negotiation bidding night with the sellers in the boardroom and we had 3 live bidders. Within about 12 minutes the property reached reserve and sold for $677,000 going down to $2,000 bids.
We thought one of the bidders was out at about $650,000 but low and behold came back in at the end and won the property was amazing and very exciting.
The power of two or more people fighting for a property certainly gives you that better chance of having competition driving the price.
To follow on from Wednesday Thursday we sold two properties for cash unconditional offers to a person who is a very generous family man looking after his brother and another person.
You should never judge a book by it's cover as my Mother always use to say and you know what you dont know what's going on in people's lives either so give them the benefit of the doubt and kill them with kindness.
So we sold 3 properties within 24 hours - would I say the market is hot - yep I would for houses, villas, apartments are still selling like those 3 above but it takes a bit more time.
