WHEN DO YOU ZOOSH UP YOUR PROPERTY?

You have bought an investment property it's been rented out consistently for five years now and you have not been inside the property.  You should go once a year to have a look, or if you buy and sell through myself or Trent we will do it for you.

The rental market has been in the decline now for a while and it shows no signs as yet of slowing up.  Properties are getting rented but these are the ones that the prices have been adjusted and they have done a bit of zooshing to them (in other words upgrading).

Recently we went to look at a client's property that she had bought five years ago and it's been consistently rented up until now.  This was rented at $380 per week no problems but now it needs to come down to $350 per week.  Every week that goes by you are losing money you need to be right on it from the beginning.

What we discovered is that it needed a quick paint over one coat, needed a new lounge cover, new doona, new blinds, a new window and a new dinner set.  As the years go by things break and although there are replacements they don't match up like they were when you first started with it.

Myself I like to upgrade minor things every year, repaint every five years and also look at the furniture, if you want to keep the rent as high as you can it must look attractive to the prospective tenant.

Personally it's worth hiring a person for a small fee to do it all for you someone who is a good zoosher.  I just know that when we sell apartments that have had a little time and effort spent on them they sell within three weeks, it would be the same for the rentals.

Personally I think rental showings should be from 4.30pm onwards as people do work during the week, weekend viewings are a must as well.

Just remember this is an investment so you need to maintain what you have !!
