Well the market has turned around considerably and there are more buyers out there than properties.
We have started up again the Openn Negotiation process and we had our first bidding night come to a close last night. There were 3 bidders one pulled out last minute and then we had two fighting it out, it sold to a local person this time for $58,500 more than expected which was fantastic news.
The other bidder a Sydney investor was pushed to go a bit higher than they wanted to but they stopped and our local bidder got the property.
On line auction gives the buyers the comfort of their own home to be bidding and they have the opportunity to have a couple of minutes to think about it without an auctioneer yelling going once going twice SOLD !!
The feed back on last night that it was a little nerve racking but they thoroughly enjoyed the transparency of the process and I think that buyers are okay with losing if they know they are beaten fairly and squarely.
