We have had a very good October and November with 8 sales and this month 4 sales on the board already.
I would tend to disagree about prices moving upwards, what we are finding that buyers are snapping up what bargains there are currently around (and there is some good ones to be had) before the rest of the buyers realise what is happening.
Interesting to note though that the openn negotiation process sells properties generally within the five week programme and if there are a few bidders on the property the price will be one that the Seller is ecstatic about as buyers will only go to the maximum lending capacity but it does make buyers make a decision NOW if they want to participate.
Interesting that some Sellers are saying that agents are not game enough to actually put a price on the property and they feel that the agents are leaving the pricing to the consumer - well I could see how people may think that however if you price the property wrong (which a lot of agents load the price and are well known for doing so) it will sit and become stale as buyers over look the property as they feel its just too pricey. We have sold a lot of property now through the openn process and we know that the buyer is very happy and the seller is as he wont sell under his reserve price so it has to get to that to sell. Even the buyers that have missed out are okay about it as they know they did their best and they were just out bid but they gave it their best and they email us to say let them know about the next one as they will give it another go.
One thing is for sure property is now moving at a steady pace, even the top end is moving which is always a good sign. So if you are still sitting on the fence saying property is still on the way down get your head out of that sand pit and see what's really happening.
