BULLDOZE OR SAVE

44 Fairlight Street has a lovely street appearance and most people fall in love with the idea of fixing the old girl up.

Unless you are a person that can do the work yourself, have a builder as a relative then I would seriously say to you do your sums as building/renovating these days is not a cheap exercise.

Interesting that in the home opens several builders are saying that the first 4 rooms can be saved no problems, roof off, ceilings down so all the rewiring is made easy to do, but that back part off it goes.  (so white ant eaten its amazing its still there)

Being on 455 sqm block and having a ROW (right of way) at the rear its very tempting for a few people to think about subdividing it and building two, some with keeping the existing house, others say all to go.  So we have two teams, bulldoze and save and right at the moment it's about 50/50.

For an example there is a lovely cottage that was indeed worse than this one in Fairlight that was just saved had it been left any longer it would have been too late, 44 is getting there that's for sure.

If you love old cottages and like a project and have plenty of money to do it, be my guest and come in to the Openn Offers we have 5 bidders in there now.  Price guide early 1 million and I am sure as this last week progresses, we will have a few more drop off.

Me I love to look at the old houses, but I certainly don't like to live in them they are too cold, drafty etc, but being totally renovated might be a different story but the maintenance on the weatherboard homes is constant and that's a negative for me ghost rider.  Keep my life as simple as I can.

Heritage, yes can be an issue and yes I am all for keeping a couple of older styled homes for younger people to know what was built back in the 1920's but to keep it original for today's living nup.... move on. Of the heritage society wants to keep a lot transport them out to the Swan Valley or something and charge people to come and look at them but we don't need 100 of these teeny-weeny homes that just don't fit the bill anymore - WE HAVE MOVED ON !!   If you buy one of those heritage homes then don't whinge as you are not going to be able to do jack shit with them unless you do an addition to it and it will have to be in keeping with the home that you have just bought.  I just don't agree with people slapping on  heritage on your home without you saying yes.  People buying next to or close to a pub that try to get rid of that forget it why you bought then in the first place you knew it would be noisy and if you didn't check it out before you bought it more fool you.

Buildings are another matter entirely as you cannot just pick them up and some of the architecture of those are amazing, plus they have been converted inside most of them.  I am not anti I am just a believer in that we are living in 2023 so not back in the 1920's or earlier and thank god for that as it wasn't a pleasant time for us women way back then.

Take care out there.
