With the first three months of the year gone it's hard to believe that we have now gone into April. Buyers seem to be settling down and I would think that they now know that the interest rates there maybe one more to come so they can feel a little bit more secure about their payments.
The stock seems to be dribbling in not at a fast rate of knots but it quickly get's snapped up as there is still a lot of buyers out there. Family homes seem to be hot on demand alright and as the buyers compete with one another its extremely hard to know where the properties are actually going to sell at.
Owners have been reluctant to put their houses on the market as they fear that they wont be able to buy something else, so we have been trying to match them up with properties as we go. That's one thing we do for our sellers we just dont leave them hanging out there to dry.
With Easter fast approaching and sellers are reluctant to put their homes on the market at that time as it coincides with school holidays and Anzac day however there are still buyers looking and when there is holidays its even better for them as they have a bit more time.

REIWA is reporting an increase sales in the month of March (4.6
percent in the week ended 26 March which is 9.5 percent higher than four weeks
ago). Whereas the number of listings increased by 1 percent to the week ended
26 March which is only 0.1 percent higher than four weeks ago. There were 7,336
properties listed for sale at 26 March (comprising 3,627 houses, 1,937 units
and 1,771 blocks of land). So generally speaking stock levels remain very tight
and are 7.2 percent lower than 12 months ago.
Take good care out there and make your plan, get your finance pre approved and make sure you are not shopping over your actual limit. Houses seem to be going over their advertised prices by $50k to $100k at the moment and it's just because of the strong competition.
