There were 7,111 properties for sale in Perth at the end of last week reasonable stable compared with the previous week (holidays). 15% lower than levels seen in the last four week and 11.4% lower than levels seen a year ago.
With the low stock it will bring in high demand for the properties that are currently on the market.
Rentals are also at a record high and we cant seem to keep up with the influx of enquiries and the homes are so busy the girls are struggling to keep up. The enquiries just keep pouring in even when we dont have the properties to lease.
What does all this mean for Perth?
Rents are going to keep climbing and the Western Suburbs will become a premium to stay in as they have the private schools scattered around the suburbs the demand will always be high. If you have any thoughts of selling my advice would be to SELL NOW !! The lack of competiton will definitely give you the edge.
The amount of people that are flooding into WA is just not stopping so I am not sure where they think they are all going to get housed but all I know is we are not having any trouble selling or renting right now.
What is the best buying?
If you are still looking to park some money somewhere then please look at the apartments (old ones) they are such good value right now, they have not gone up to the price they should have by now but their rents have definitely increased.
