LACK OF HOMES

 Spring is supposed to be the premium selling season and yes as fast as the homes are going on the market they are selling immediately.

Openn Negotiation at least gives you 3-4 weeks to have the opportunity to go and look at the property and register your interest and by the bidding night you would have made up your mind if the price had gone to high for you.

We have sold about 8 in the last 4-5 months and all have been successful.  Only two passed in on the night but were negotiated and went under offer straight away.

We listed a property in Doyle Street and told our data base that it was coming up and to be ready to view it by private appointment, but along came a cash unconditional sight unseen offer and at a price that the Seller just couldnt resist so that didnt even hit the market.

Fortunately we did phone around the prospects and check what their price range was and the buyer that had written up the cash offer was higher than all of them.

Seller estactic of course no home opens, doesnt have to clean the house, she had 7 little fur babies to consider (5 went into the kennels for about a week) so now she can relax and work on the property she has just brought.

It's really satisfying to be able to make Sellers really happy and selling your home would be the most stressful time that you would go through.
