SUCCESS AT OPENN NEGOTIATION

 A local resident came into the office requesting an appraisal (she used to know Olivia and apparently Olivia gave her Rastina's old carry bag that she wouldnt use).

I took to her straight away very kind and gentle person and she was now living in Melbourne and had made the decision to sell.

Trent and myself went around to the home made a few suggestions gaver her some tradespeople to work with so that she could get the home ready to sell.

Her husband and herself came into the office we presented the strategy Openn Negotiation to her and she really liked the idea.  Now not all the time does it work but we had just successfully done one and there was two more looming (which also sold after she listed).

It was agreed to go with that strategy.  The home was beautifully presented and well looked after by her loving sister who prepared it for us each Saturday or Wednesday before we came to open it sheer joy.

The numbers were good coming through and a couple who lived in Mosman Park they liked it they decided to put a subject sale on their terms and conditions (already one bid in at this stage) there is a certain amount of risk with subject sales of course but I was pretty confident we had buyers for their place.  They were accepted and put their bid in - cut a long story short they were the successful bidders on the night as they were confident on bidding as we had got them an offer on their property a few days before the on line auction was going to begin.

Openn is a lot of work but its for 3-4 weeks and you meet so many nice people along the way we think it's worth it in many cases.

People are seeing the benefits to them about interacting with the process as they find it open and transparent and that's the bit they all like.  Yes the bidding night might put your blood pressure up a bit but for 15 minutes and if you are beaten fairly and squarely by a person with more money then you know you had a crack at it then.

That's four now we have done in the last 6 weeks or so and I have to say the people that participated in the process were very okay about it.

Apartments we are not selling by this process as there doesnt seem to be the volume of people for them as yet.
