Alot of people say to me to get their property managed is expensive but what do you form that opinion on?
I myself would rather stick pins in my eyes than take on a full time property management job.
I like signing the properties up with the owners and discussing what needs to be done etc. I dont even mind doing the viewings and meeting the prospective new tenants (you get a good feel for people face to face), but that's about where it stops.
Property Managers have an extremely hard job they are between the tenant and the owner but obviously work in the owners best interests. Tenants can be super demanding and so can the owners and on every occasion you need to be firm but fair.
I think the biggest complaint in property management over the years that I have been involved is the communication between property manager & owners.
We have invested quite a lot of money into computer programmes to try and eliminate that so that everyone is kept up to date.
When I have gone out with both my property managers I have seen how particular they are on their inspections and how long it takes them, then they have to type it up in a report and send it out to the owners. Leave a note or do an email to the tenant if they need to rectify anything.
It's not easy to try and keep everyone happy I've seen that but where I come in sometimes is a go between.
The amount of work involved with property management especially the maintenance side can turn their day upside down.
Treasure the property manager that you have and especially if you have a good relationship with them, give them chocolates or a bottle of wine occasionally to let them know you appreciate them.
