HOUSES VERSUS APARTMENTS

 I get asked that question a lot and really if you can afford a house (investment) then you should always buy a house and land as they appreciate much faster than an apartment.

Investors are asking if the apartments are still a good investment in this market?  Well I suppose it depends on:  location, how many in the group, is it well maintained.  Are you looking for an income stream with low maintenance etc.  There is a lot to consider when you are considering buying an apartment.

There has been so much building going on over the last few years which have created an influx  of apartments but just remember its location that counts.

Houses would normally out perform apartments everywhere in Australia but you will get those very special apartments e.g. like a penthouse that will sell for an amazing price but it's not for an investment its for a lifestyle choice.

Homes have just risen at a faster rate than the apartments lately and I would still say that apartments are in the recovery stage.

The huge gap between the homes and apartments will eventually drive people more towards the apartments and that's when they will enjoy some increases as they start getting snapped up.

Whilst COVID has been with us for 16 months or so and will continue for quite some time some prior to that people were turning towards the apartments as they were wanting to live in a particular area and were prepared to have less space.  Now since COVID its been turning the other way.

A lot of people have moved down South hence why the prices down South have risen so sharply.  I am sure though that it will settle down as its all about lifestyle choice and perhaps its the baby boomers wanting to flee the city.

The property market is very cyclical and I feel that right now apartments are undervalued so its a great time to pick them up for an investment.

The demand for apartments will be a lot less than they have been for the next few years but when we open up the borders and we get our students and foreign investors etc. come back it should turn it around however no one has that crystal ball.

Just depends on your buying power and what you are looking for as to what you should buy.
