Your rental application must be all sorted and ready to go. As you are now competing with 14-20 people on properties its imperative that you are one step ahead.
If the rental is $350 per week offer $360 - yes it's come to that I am afraid but even that doesnt mean you are going to win the application either.
Owners are looking for:
stability
job security
money in the bank
no bad reviews on previous rental history
are you easy to work with in regards to the property
are you going to look after their property
Probably if you are young and are moving out of home for the first time it might be best if you get your parents to guarantor for you as you will probably keep missing out because of your age and in experience in renting. How are you suppose to get experience when no one gives you a chance ????
There are going to be lots of tenants getting not going to renew their leases at the end of March and that will obviously for a variety of reasons. If you have been a bad payer will be the main one I would think.
With rents on the rise and properties are harder to get I suggest that you definitely sharpen up those tools and be rent ready.
