HOW HOT IS THE MARKET IN PERTH?

 We keep getting told that the Perth market is now to "hot".

What people have to understand the Perth market has been extremely sluggish for more than 8 years and now that everyone has decided that Perth is THE safest place to live we are experiencing some market shortages of homes from $1 million to $1,800,000 and the competition for them has become very solid.  Has that market moved already, yes it has moved but I dont think it's boomed as yet.  

There are so many people looking in that price range and of course that heats up the competition and those that are ready to buy with their finances already in order come out the winners.  Buyers market has gone and it's now the Sellers market.

If you are looking in that price range get yourself ready and get that preapproval as that in itself takes up to 35 days to do so.

Units at the moment are still very good buying although we listed and sold one in within a day and it didnt hit the market (was sent out to buyers on our data base first).  Owner wanted to try the off market strategy first.  We will do want owners want to do of course and units are not "hot" right now but I dont expect that to stay that way for too much longer.

We dont believe that selling homes off market is the best way to go to be honest as you are never really sure if you are actually getting the true market price, we stopped doing that about 3 months ago because of the sudden change in the market.

We are doing more appraisals for August/September sales as they are getting their homes market ready and the strategy may change then but right now the market is responding to home opens and putting their best foot forward.
