Property condition reports knows as PCR'S are important for any residential tenancy. They describe the condition of the property. A lessor needs t prepare a PCR at the start and end of a tenancy. PCR'S can help with disputes about damage at the end of a tenancy.
WHAT SHOULD BE INCLUDED
Everthing in the property from light fittings, door handles, flooring, walls, tracks, reticulation you name it its in it. If you ever want to dispute anything it has to be noted and you will have to have photos. Everything thing that has been noted on the PCR has to remain at the property. Even then you wont be guaranteed about wining in the courts as the judges tend to favor the tenants. Its severe frustration for all of us that own property but that's why you have a good property manager to select the right tenant for you.
This PCR has to be given to the tenant within seven days of the tenant moving in and it has to be signed. The tenant then has seven days to make any edits and return one signed copy to you. The tenant should keep the second copy for their records. If the tenant doesnt return an edited copy to you within that time frame they are taken to accept the PCR. Of course you have to allow time for the post to come through as you know how they are snail mail.
Consumer Protection complaints show that when PCR'S are not adequately completed, disagreements can happen at the end of the tenancy.
Let me tell you if you think that renting out your property is EASY then think again.
There are so many rules and regulations I can tell you its just not worth the risk of the fines and the headaches that you may incur.
I use to manage my properties myself when I first got them but let me tell you that it's just not worth it when things start to go pear shaped !!
