OPENN NEGOTIATION

Openn Negotiation is a relatively new way of selling property.  Transparency is the key and the people that register on the property are kept up to date where the current bid is at.  This allows them to make a decision to keep going or to pull out if its passed their own budget or they can see where the bid is currently at and where they need to be to win the property.

Once registered and you have placed your bid it doesnt stop you from shopping around all the other home opens and if you find a better property you are still able to place a bid or an offer depending on the method of sale on that property.  The Seller has only accepted your terms and conditions not the price, so what are the terms and conditions?

• Deposit
• Finance/cash/subject to sale
• Settlement dates
• Any other conditions you may want to put on the property

The Seller at anytime can decide to bring the date foward if a bid has come in that he feels he would like to proceed with, all those bidders that are currently registered are all included in that decision and are the only ones that can then participate in the process.  The bidding night is brought forward and the highest bid will win the property (as long as it has reached the reserve). The seller is not able to take the reserve up once the bidding has started.

There are no dummy bids.  

Buyers will often ask what the range is on the property. The agent will know what current sales have happened around and I am sure that the buyers are well educated on that as well. Its no use the agent quoting what they believe a sale price on the property is going to be as they are not going to buy it, it could for less or it could go for more that's why Openn Negotiation has been selected so the Seller can meet the market, obviously though if the market is really low the Seller has the option of not selling if the property passes in.

If you have not experienced this way of selling and if you come up against it in a home open, dont fear the process, get registered put in a bid on the property and see where it goes.  If you get beaten on the price as it passed your budget whats the problem you had a crack and you know you got beaten fair and square.
