YOU CANNOT BEAT YEARS OF EXPERIENCE

It makes laugh when people try to beat you down in your commission as they have had a quote from a new comer that has been in the business five minutes and literally knows nothing about the industry and they have done a week's course on the paper work??? 

Seriously they are like a new born.  When you start in this business you need to do a lot of research before you even do your registration.  You need to research your area for 6-12 months that you want to sell in, get to know the agents, how do they work, how good are, do they offer good service, how are you going to go up against them, you have to think of a strategy for the sellers to choose you.

Myself when I started with LJ Hooker some 20+ years ago did every single course they offered me, went around my patch every time there was a home open, I knew the stock that was on the market.  I had an exercise book of the West Australian ads that I kept a stock of as I wanted to know what agents were "buying listings", what agents were real, how could I compete against them, what would i need to do to make people choose me.

It basically took me 2 years to get clients behind me (loads of conjunctions which means I had the buyer and the agent has the listing, they then have to share the fee if I am not retained by the buyer (which I learnt to do some years later, as you still work 100% for the Seller regardless unless you are being retained - now called a buyers agent).

18 months with LJ Hooker certainly gave me a good base (although nearly starved to death in reality as I was paid a retainer but I had to pay it all back).  It was extremely tough for a few years but I moved to Ockerby Real Estate under Beverley Ockerby who had taken me under her wing.  I went to listing presentations, listened to her in home opens, she had so many years of experience and although I admired Bev a lot she had a totally different style to me that I developed on my own.  Within a year of working at Ockerby's I was their top rep for 7 years straight as I worked 150%, committed to doing all the strategies I had learnt from both groups and combined them.  I wouldn't say its an easy job some people seem to think it has the flexibility of hours (i.e. Mums with children at school, people think they can do it part time), real estate is definitely full time and when you first start you are putting in at least 10-12 hour days and working 7 days a week.  

I absolutely love real estate and the thing that really floats my boat is making people happy, keep it as less stressful for them as I can and now having our own business we can conduct our business how we like, except who we like and within three years now we have over 216 properties in our rental department.

Years of my experience come with hard labour, tears, going without and eventually knowing that not all business is good business. (now that was a tough one to learn). 

What I have tried to do since I become a Senior in selling and moved up the ranks, always winning awards which I found so satisfying now not so much (running out of room on the walls ha ha) anyone that is new to the industry that I feel has the potential I will take under my wing and help them grow a lot quicker than what they would if they were just left to themselves.

Love what you do and you will excel.  Dont be in real estate for the quick buck and it will never work for you.
