Very stressful situation when you have decided to make a play for a property and all of a sudden there are other people indicating their interest as well.
As an agent it would be unethical for us to tell you anything about the other offer so you actually need to decide for yourself just what you are prepared to pay for the property, if that means going over the asking price so be it, whatever you are comfortable with.
Funny that some people for instance if the asking price is $400,000 to $415,000 are very reluctant to go over the asking price, others go over it by $5-10k, but the funniest ones that I have come across over the years would be $418,750 ending in a totally different number than everyone else. Normally they do purchase the property !!
Sometimes you have to just say to yourself it was never meant to be and try to move on, dont now go comparing that property to every single property you see there after.
You have had a crack at one, you will have another crack later on. The main thing is keep looking and keep focused, unfortunately this is the way of real estate.
The most dangerous one of all is if you are currently negotiating and another offer comes in and it's way over the counter off - now that's when you have no chance at all as the owner will pull the counter offer and negotiate with the new one, or worst accept it immediately !!
A lot of people just dont understand real estate negotiations and they get all bitter and twisted about it, but seriously if you put your best offer in and you dont get the property - just move on. Different story if you put the offer in and you do have more in the tank, the agent never rings you back or has not informed you that there is another offer in - well that's another story.!!
