With people saying how is the market every day on the phone all we can say is what we are currently doing and that is we are SELLING !!
Do we hold or do we sell is a very popular question to us, depends on what your future plans are really. Can you renovate to make the house what you need in the future or do you need to sell and trade up - depends again if you can renovate to make it fit obviously that is the most popular one to do as it saves agents fees and that horrible stamp duty. Not always possible if you are sitting on too small a piece of land and cannot renovate to your needs.
The good thing is you are buying and selling in the same market and if you have owned your own home for 10 years you are going to realise good profit and if you need to trade up you are now getting a bigger home or a better home for a reasonable price.
It's not my opinion that prices will rise hugely and we have doubled and doubled over the years but I still think that properties should just go along at 7% increase every year normally.
A lot of people get put off by people saying the market is going down - really who has that crystal ball and we have been warned and warned that we were heading into a recession. Yes prices did adjust hugely over the last 5 years and I believe we had to have that, but what we are doing right now is selling most of the stock we put on, our days on market is currently running at 45 days compared to 59 across the board.
6 sales so far this month is not too bad a month (yes 2 down from our targets) however a lot of agents dont make more than one sale (not in this office you wouldn't be here!!).
Talk to your real estate agent that you can trust and see in which direction you should be jumping, just remember selling your own home is the only tax free dollars you are still able to receive (dont worry they keep looking at it).
Stamp Duty will never go away its too big a cash cow for our Governments however I do believe the public can put pressure on them to change it, i.e. like a flat fee on a sliding scale on price - just a thought !
