MEETING THE MARKET

When you first list your property your agent should be going over their data base, working on the advertisements, photos, sign boards, internet and all the other tasks that need to be completed before your property hits the market.

Meanwhile you are preparing your property now to come to the market.  These days all homes are almost a show home style (except places that are tenanted of course).

We talk to our clients in regards if they get an offer in the first week don't think that it's come in too early you should be thinking the agent has done a fantastic job at getting more than 7+ people through your home (depending on where you live of course) and the agent has encouraged the buyer/s to put forward an offer if they are serious about the property rather than waiting for 10+ days.

With this changing market we are currently experiencing it's very dangerous to not present the offer immediately and respond immediately.  We are experiencing buyers putting in a offer and within 24 hours or less withdrawing them as they have either had buyers remorse or talked to another person and felt they have paid too much or they have simply seen another property which they think is better value....very dangerous !!

Sellers are currently being presented with the decision of either meeting the market or keeping their home on the market with the hope that they are going to get a better price. The longer that the home is on the market the premium buyers have gone.  Generally your first offer is the best offer (unless of course it's from a bargain hunter).  Once there is an offer we always ring or sms the other people that have come through that they have a short window of opportunity to put an offer in.  What we have found that a few buyers think that we are trying to prise an offer out of them and we dont really have one - absolutely not we have never done that and never will.  If we call and say we have an offer WE DO !!

If you dont need to sell then dont list the property as this is not the time to TEST the market as the market will test you.

MAKE YOUR OWN DECISIONS AND GIVE IT A REAL GO !!
