LANDLORD HAS GIVEN YOU 30 DAYS NOTICE

So your lease has expired and you have not bothered to renew it - dangerous !!  Or if your lease is coming up to being expired and you have not addressed it either - dangerous !!

As the rental market slowly improves landlords will be wanting to get their rents back up a bit so they are at least paying their mortgages, wont pay for their rates etc but at least their mortgages.

If the owner of the property does not wish to renew the current fixed term tenancy agreement then they are required under the Act to give you 30 days written notice of their intention not to renew the agreement.  As you have entered into a fixed term lease agreement for a specific term you will be required to pay all rent owing until the end of the 30 days even if you decide to leave the property early.

It is also important to note that should a tenant wish to vacate the property at the end of a fixed term lease agreement they will also be required to give the owner 30 days notice in writing of their intention to vacate the property at the end of the term.

As a tenant and if you are a good one your landlord isnt going to boot you out unless he wants the property for his kids, going to sell or going to renovate.

The importance of having a reference (written) for you as a tenant is like GOLD, so try and get one if you can.
