How weird that people are shaking their heads at the fact that there are so many suburbs now that the houses have hit the million.
The Western Suburbs you have to go to a villa or a townhouse these days and as they are nudging fast up the line towards that million dollars locals are reeling at the prices. WHY?
Perth house prices have hit new highs, surpassing a median of $900,000 for the first time and it won't be long before they hit the million perhaps by the end of the 2025 year (western suburbs excluded of course as they have been that way for over a year or two).
The latest Domain house price report revealed home values lifted 19.5% over the year to reach a median of $913,011 the largest increase in the nation.
Perth has experienced the sharpest slowdown in price gains throughout 2024, with a 14.1% increase in the first half of the year, follow4ed by just 4.7% in the second. (why are people surprised with that, we couldn't keep going at that rate)
We are still selling most things by 3-4 weeks we try and take it at least 3 weeks so people have a chance to make a decision.
Funny though we had 2 people pull out of deals (before they paid their deposit) so no use chasing them of course why waste your time just get the next offer, we already have on one of them with only $4k less no issue, the other one will take another week or so.
If you want to buy, then buy!!!! don't listen to people who are not in the market, who do all sorts of online research which is not accurate anyway.
Rentals wow!!! they are going off again, I feel sorry for those in that space as you are still competing with at least 20 people on each one. We had a two-bedroom advertised for $690 per week and had 21 groups to the home open and we got a very good application and they put in $800 - their reasoning was they could afford $400 each so that's what they put in - now to keep my owners feet on the ground we had to tell them DO NOT EXPECT THAT NEXT TIME !!
