RENTAL INSPECTIONS

 You have got notification a rental inspection is going to be done between 9-1pm a few little tips for you to make sure you get your property manager onside:

  • Use a room smelly so that when that person enters the property it smells amazing
  • All the kitchen benches are sparkling and everything is put away
  • Floors are clean 
  • Carpets have been vacuumed
  • Windows are clean
  • Beds are made and you make an effort to tidy up
  • Bathrooms are clean, toilets have been scrubbed
  • Exhaust fan has been wiped over
  • Oven/stove top has been cleaned
  • Leave a note for the PM and a chocolate (bribery goes a long way ha ha)
  • Presentation is everything so make an effort
Most property managers make a decision about a property when they walk in the door so make sure it smells nice, and all rubbish has been put out.

The thing is that one day you might need these people for a reference and if you want a glowing one then do the right thing.

If your rent is due on Wednesday make sure you transfer it on the Monday as sometimes it takes 2 days to arrive at the Real Estate Companies account and that's when they mark it as paid not from your receipt.

If there is any maintenance, please leave them a note or email them it in so they can raise it with the owner. Don't get mad at them as the owner might be telling them IM NOT FIXING IT.

Be nice to your property manager - the old saying is you will get more with honey than with vinegar.

With Vivian's with have tenant of the quarter so if the properties are nicely presented at the inspection you go into the draw for a $100 visa card as a reward.
