How the tide has turned, and I have not done a blog since May 2024. Sorry it's been extremely busy and the property market both sales and rentals are running so hot and strong it's been incredible how we list a property (mainly units in this scenario) units the Eastern people have seen them go up online and all of a sudden, they have put an offer in sight unseen and because of the high rental return they are stoked with their purchase.
Meanwhile the locals are still umming and rrring about what they should offer. Just too slow off the mark and they have missed out again. (very sad)
Is the property market going to go down? We don't see any evidence of that. All we can see is that more people are flocking into Perth, our rentals are flying out the door and, in some cases, people are offering $50 more than the advertised price. That doesn't always get them the property as it's up to the owner and references are so important. Obviously, if the applicants have rented through Vivian's before and have a good track record, they will be highly recommended.
If you are looking for an investment then make sure you have your money organised, you know what you want, where you want it, or let us know your budget - seriously Mosman Park is right on the train line, between ocean and the river, close to town and Fremantle. I seriously cannot see any issues with snapping up those apartments. Rentals for one bedroom's range from $400-$550 per week, two bedrooms are from $550 - $700 per week, now before you get excited the higher end properties are renovated, furnished and really well presented.
