Well it looks like the drought on selling apartments has come to an end.
The Eastern Staes investor has certainly homed in on Mosman Park and on the one-bedroom apartments, they are snapping them up like crocodiles.
We have sold 21 properties October/November (a couple of homes and villa's in that lot). The location of the apartment, the fact that you can buy them under $300k and the rentals are from $340 minimum up to $460 per week sensational buying for the Eastern Staters as they cannot purchase at that price in their City.
I can honestly say though its about time. The rents have taken a huge surge in the last 3-6 months and the top rental for our two bedrooms is $700 per week (fully furnished and equipped). Our investors are finally starting to see a little bit of a return for their investment.
The scary thing of course is the changes of legislation. Will the investors be able to have their say - No we are losing all of that and that's something we will have to get used to and have good managers to oversee that for us.
I have said to the locals, buy now, but they are saying they think that the property market will come down - nope it's not and its been down for 7 years or more (for the apartments) and now they are having their run so the time is NOW.
The older apartments are such good value compared to the new ones at almost half the price of the new complexes. No they dont have storerooms, allocated car bays but they still now are making a good return.
If you have been fence sitting - GET OFF buy one now.
