You are sitting in front of the agent, or they have Docusigned the paperwork to you, what you must say is that you want a good working order on the contract. You can have a building & pest report done if you want but remembering building is only structural not maintenance.
Good working order means that all gas appliances, electrical, plumbing, reticulation, pool, rcd's and smoke alarms (are added in) this depends on whose good working order you are using of course. Look it's very important as a purchaser as you might find 3 power points dont work and it might cost you $4-500 to fix it etc, or the gas hot plate or oven isnt working, all of a sudden the hot water system isnt working.
Sometimes it's best to get the agent you trust to act as your buyer's agent as they will definitely tick all those boxes for you, you shouldn't have to give it a thought. That's why you pay them a fee to get you a good deal and a tight deal.
