Can we tell you what's going to happen with the market not 100% nobody has that crystal ball. We can only tell you what's currently happening in the market today.
As soon as a rental is put up on the market it gets over 70-100 enquiries and up to 90 people attending the home open and over 35 applications come in (some even submit them before they view the property, but they wont get approved unless they inspect the property).
It's very hard to for our property managers to actually try and keep up with all the applications and to work out which ones they should check out - tell you what though only the ones that have been filled out properley will have a chance. Then it goes down to references, salary (affordability of cours) and if you have been a tenant with us before then they already know you.
I am getting calls daily (as I am sure our PM's are too) with people pleading me to help them find a rental its crushing not to be able to help them as they have to go through the process I can only put a good word in for them to the property managers but I would have had to have known them.
I dont see it getting any better in the future with the availability of homes becoming shorter and shorter I can only see people offering a lot more than what they are advertising for the properties.
Currently one bedrooms are going from $345-$400 per week, two bedrooms are going from $500 upwards. Villas and townhouses from $700+ and houses 3 x 1's probably from $800 per week. People are just going to have to share to be able to cope.
It's a very competitive market out there so make sure you have all your paperwork in order so that you have the best chance possible. Dont forget to make an impression on the property manager or whoever was conducting the home open.
