DISTRESSED SALES

 I keep getting asked is there going to be some distressed sales with all the interest rate hikes?

Yep probably but do you want to wait and find out?  Besides where are they going to be in the Western Suburbs - probably not !!

The trouble is that the market is hot and people are buying and the more people on the property you are in competition not in isolation right now.

Is the market falling - cannot see that in Perth right now but who has that crystal ball.

Is the market still rising - yes on some properties on the very high end probably not there are less buyers in that top end market.

What is the most popular price range $1,100,000 - $1,400,000.

Woodlands I have been travelling to for over the past month or so trying to select a home for a family up North.  Good god I have been competiting with 30-40 people at the home opens, yes they might not all be in that top end range of $1,400,000 but seriously they make you nervous.

Once you find a property you like for goodness sake go in dont hesitate, make your offer attractive and get that seller to say yes.

4-5 offers on the table and your one of them I am telling you it's going to come down to the $$$'s and it wont matter about anything else (well maybe a subject sale).

Will it continue this way - who knows no one can answer that question what you should be asking yourself do I want to buy now, how long are you going to hold for if it's longer than 7 years it's not going to make a lot of difference quite frankly.

GO FOR IT !!!! but not in Woodlands where I am at the moment trying to secure a home for some clients.

MAKE YOUR OWN DECISIONS AND GIVE IT A REAL GO!!
