INTEREST RATES RISING

 With interest rates rising and there is bound to be quite a few more rises it becomes really important to you as a buyer that you keep in touch with your broker/bank and what that means to you in regards to what you can borrow. (this will change with every rate rise).

If you are seriously in the market do not listen to people saying that the market will drop, no one knows that and if you walk into that property that you really like you have to ask yourself how many did you have to inspect before you felt like that about the home?

The sensible thing to do is to buy your property and lock your interest rate in for 5 years but the advice of your broker/bank is the only people you should be listening to as they are the experts in their field (not your mother, brother, father or sister or a friend that knows everything about real estate - or so they think).

Perth market is a little different right now in regards to Sydney & Melbourne who are in downward trend right now - but they are very expensive compared to Perth which is still very affordable.  The thing is that the Western Suburbs has never been super cheap ever but the apartments right now are showing extremely good value epecially in Mosman Park.  The Eastern States investors are currently buying them up as the rental returns are now on the rise and probably will continue that way for a while (for how long no one has that crystal ball).

All we know is that so many people are coming into Perth they want to be living in the State that has been thriving through COVID.  We have been extremely lucky to enjoy such an enviable lifestyle compared to the Eastern States.

If you cannot afford an actual house in the Western Suburbs consider buying a villa, townhouse or an apartment and rent it out, meanwhile lock in a rental where you want to live - goes against the grain of what we have been taught however the reality is the Western Suburbs is an excellent investment.
