PERTH IN A FRENZY

 The press are certainly adding to all the frenzy that is happening out there and probably towards the oversea's buyers as they cannot see what's going on here and hence why they are buying properties sight unseen.

We have had one from Brisbane that bought but sent their sister/inlaw through the property so she could video it.  Still a big call to buy something that you have not walked into and got that "feel" of the property.

Of course REIWA has reprted that there is only 7,666 properties on the market as of the 7th February and only 3,522 of those prpoerties are houses so its no wonder buyers are fearful of missing out.

Yesterday a client told me that was atleast 80 people lining up to go through a weatherboard home in Mosman Park - we have not seen that ever I dont think in the 23 years I have been in real estate not when we even had the last boom.

With stock being so short the agents are getting desperate for listings and it's now that you really must stop and take stock of WHERE you are going to go to.  Yes you will get a good price for your home right now there is no doubt about it but you will be in the line up as well to buy.

Dont be fooled by the agents that just want you to list there has to be a plan and some structure as what you do from here could make you thousands or cost you thousands.  It's not the time to sell off market so the strategy is very important.

If you have not sold before then interview 3-4 agents and go with the one that you connect with and the one you can trust.  I have been asked to do out of area sales and although I am tempted sometimes because we are short on property if I cannot get there within 15 minutes it is better to recommend an agent that you know yourself can do as good as job as yourself.  

We pretty much stay within the Western Suburbs to be honest except on the odd occasion where my client will insist that we do it.  Of course I will do that no problems but it's when the prospective sellers come into the home open asking us to come and ell theirs I feel bad for them as we wont get stuck in that suburb. (Guilderton was a prime example, went to do one and we sold about 5-6 in the end until we ended up saying sorry no we cant).

We love what we do there is no doubt about that but we have a strong client base and we do try to advise what's best for the seller.

I always say to people you should secret shop agents and see how they treat the buyers and if you feel thats how you would want to be treated then go with your gut.  Remember though that the Agent should be working in the "Sellers" best interests at all times.

We get a lot of people recommending us which is lovely and we hope that this will continue.

When you love dealing with people and you are a straight shooter I think people can see that quite easily.
