We get the call come and list our house for sale - GREAT so exciting. So we sit down and have a chat and ask them so "where are you going to go" oh dont know we will figure that out when we sell. Opps probably not the right market to do that, rentals are not plentiful you should have a plan.
Yes you should be selling first as you dont want to be paying two mortgages - ouch !!
If at all possible you need to make a plan, either stay with family whilst you search (we do help on that score also) as you dont want to be rushed into making a decision because you just have to buy something times running out.
Sell and make it a longer settlement if you think you can locate something to buy in the same time frame.
Buy the next property and make it a longer settlement and put yours on the market to settle the same time - that's the idea scenario if at all possible. The strategy has to be right of course.
