CAN YOU PICK THE TURNING POINT FOR PROPERTY?

If you listen to the media you will be totally confused with all their mixed messages that they give out.

There will always be a small window of opportunity before the tide turns the thing is when is that window.

I believe for Perth the market has moved already just a tad with the amount of buyers that are now competing for homes has increased enormously.

My advice is get in RIGHT now as long as you have a secure job, got your finance organised then there is no better time than right now.  If you are wanting to downsize or upsize you are included in that group. There is no better time with the money rates being offered by CBA at 1.99% fixed for four years - REALLY !!  I can remember my first loan at 18%.

With the recent announcement of the changes to remove overly restrictive lending rules this will enable people to get access to a lot more credit.  We have done very good as a nation and Australians have been saving more than they ever have and the proof for me is all the 30 something buyers that are now out there ready to rock and roll on a property.

Homes are selling quickly and the apartments here are moving still a little slowly but they are moving and it's the investors that are picking them up with the rents rising here due to a very high demand in rentals.  I still believe we have a huge over supply of "new" apartmentson and off the plan opportunities but the older styled ones they are still extremely good buying even if they have a $10k special levy on them still way cheaper than the new ones.

Location is the key here for investors and being close to the railway, beach & river Mosman Park offers one of the best investments for the investor to take up.  New first home buyers and second time buyers stop sitting on the fence you guys as I believe we will see a strong uplift to the prices and I believe its already happening on some properties.  You will never ever pick the bottom as you will only know that once the prices start increasing so make your move.

Never believe the media just a few months ago they reckoned that over east was going to drop by 30% couldnt be further from the truth they are selling homes like crazy and now here in Perth we have a shortage so go figure.  Talk to people that are on the actual ground doing the business is my tip.
