BUYERS MISSING OUT

 We have been saying for most of this year that the market is heating up and buyers are starting to miss out.

We are selling properties very quickly these days and the buyers just simply say to us that's okay we will get the next one, but they are still not acting as fast and now they are getting really frustrated as they are not able to secure the one that they "realy" wanted.

Buyers you need to recognise that infact you are now in competition something you have not had to deal with for many years and it's been changing a lot in the last 2-3 months really, it was happening without people recognising that they infact the competition was there and that they just didnt put their best foot forward.

We as agents are now actually enjoying buyers saying to us we will call you - we have not heard that for 4-5 years to be honest but it's very real right now.

Stock is very tight despite spring is usually our biggest listing months but we are selling and having our biggest selling months - so much so we cant replace them as fast as we are selling them.

REIWA's figures that were released showed us that in September 2019 there were over 13,800 properties for sale averaging 56 days on the market now the same time there are 10,200 properties for sale and averaging 30 days on the market.

If you are looking to buy please it's extremely important that you take the responsibility to get yourself prepared to offer the most you can to secure the property because you are in competition the tables have turned for you buyers.

Mosman Park is a beautiful place to live with a huge mixture of homes, apartments, villas and townhouses.  So many parks, the river and the beach within a very close proximity what more do you want.
