This may extend out until February but if you have a property manager attending to your rental arrears then it should be sorted pretty quickly.
The trouble is by the time they let you know that they cannot actually afford the rental anymore they have used up all their weeks in advance plus their bond and so when they leave the property you are left handling the baby so to speak.
If you are insured though your rental company for landlords insurance you will be covered so please make sure that you do have landlords insurance it can be the saviour when it comes down to tin tacks.
We use EBM insurance and have done for so many years and their reputation is very good and they know us very well so that when we put in a claim there is no problems.
One example EBM has provided:
A Western Australian tenant had a history of being in arrears but completely stopped paying rent in December. They were issued a termination notice to vacate the property in early January. However, the tenant did not vacate and the matter went to tribunal. The tribunal ruled that as the tenant was in hardship and unable to find another property at that time of year, they could stay in the property until the start of March, on the condition that they kept to the payment plan stipulated. The tenant did not keep to the payment plan and vacated the property on the date specified by the tribunal. The $5,613 claim covered six weeks’ rent default, the denial of access period from after the termination notice expired until the tenant vacated the property, and, as the tenant was on a fixed-term lease, also covered some of the loss of rent while a new tenant was found
(I remember that happening to me and I told the judge no way if they cannot pay the rent they are out its not state housing here you know - yes I got them out - but I feel sorry for these people above, Judges dont necessarily know the Act for Residential Tenancies)
Here at Vivian's we dont tend to get too many of these cases thank goodness as our girls generally do
screen the tenants
they are vigilant - conduct regular inspections - have all the tenants contact details
Maintain good rapport with the tenants
Communicate with the tenant - we have tenant of the month
Monitor arrears daily
Ensure that the rental income is protected - they advise for insurance to be put in place and if so they will arrange it
Have systems in place for rental arrears - we have all our check lists
Property Management can be an extremely hard and taxing job and I really have to say that I wouldnt be a property manager for all the tea in China, thank goodness for my team at Vivian's they do a fantastic job.
