STRATA COUNCILS

Becoming a member of the Council of Owners is a very important role.

Most people that join the Council of Owners are novices and really do not know what is involved.  My suggestion to you if you are contemplating taking up a position is to do a few courses and actually learn your responsibilities as you can be sued if the Owners dont think you are doing the right thing.

Over the years that I have sat on the Council you learn so much from other people and having a strong Strata Management Business running your Strata is imperative and one that would be very helpful to you and suggesting what you can or cannot do.

There is one particular strata that needs to have their Council removed as I believe they have been extremely negligent in their actions with looking after the building and their common areas.  This in itself is a real problem for all the owners.  When owners dont take enough interest or there are not enough nominations for Councillors it becomes very tricky that 2-3 people are running your building - its not a good scenario.

Be careful when you buy into Strata that you read the minutes, even a few of the Council meetings to see what actions they are taking to maintain their common property and the building.  If they say things will be actioned next meeting and its not brought up again in the next minutes - take that as a warning.

I have enjoyed my time sitting on the Council but I do realise that when a problem arises of a structural nature none of us have the experience or the knowledge to action anything except get an expert in for their opinion.  There is nothing wrong with admitting that you dont have that experience most of us dont, this is an unpaid thankless job that no one else wants to take on remember.

Fortunately the ones that I am on are all running very smoothly and they have Exclusive Strata Management running them, helping us with our decisions, guiding us all the time.  Jake Kneebone who is the owner of Exclusive would have to be one of the most knowledgeable people I know on Strata.  He works tirelessly towards finding you out the answers, providing good people for quotes and he geniunely cares about his stratas.

Dont be afraid of buying into a strata just make sure you do your research first.
