So many times I have gone to people's investment properties only to find that they are not in such good shape - why is that?
Owners ask me if the inspections are necessary yes they are and these are only some of the reasons why:
- PM have their own check lists but the condition of the property is one of the top ones
- Check for ceiling damage (units especially) & any leaking
- Check the taps make sure there is no dripping
- Check for general cleanliness
- Check for any general damage
- Check the gardens
- They will get a general feel about the property after inspecting it
Apart from making sure the rent is paid on time the property managers should have your back at all times. No often for us but every now and then you have to go to court and there is definitely a firm proceedure for that and you have to follow it, even though I still feel the judges are always biased regarding the tenant.
Property Managers (good ones) will never jeopardise your property and put in the wrong people just because yours has been out of lease for a while. Ultimately they will ring you and let you know who has applied and give you their opinion but the last say is definitely yours. Bad tenants use the rentals that are managed by the owners just because they generally dont do the checks that the Property Managers do - please dont make that mistake there is a reason why they dont want to go through the professionals.
Once a year you should be going through your property just to see if you think that it needs any painting or new furniture (your property manager has been probably mentioning that anyway).
Be careful if you are managing your own property there are just so many legal traps out there. Unless you keep up with it all you could be treading a very deadly path.
