Rental properties need to be in top shape and attractive for prospective purchasers to be tempted into renting them - such strong competition in this current market certainly weeds out those really bad properties.
Sales - my advice is go pick yourself up a property they are not going to be much cheaper as they are now, what with interest rates being so low also perfect timing.
