SECURITY COMPANIES ARE CONTACTING AGENTS

Some security companies are contacting agents with advice on the new residential tenancy laws, but this advice is sometimes wrong. 

Starting on 1 July this year, the new security requirements for rental properties come into play. Owners must comply or they will breach the Act. 

In short, the new laws (reflected in s12B of the Regulations) mean that:

• All main external doors must be fitted with a dead lock.
• All external doors that are not the main entry door must be fitted with a dead lock or, if a deadlock cannot be fitted, with a patio bolt.

These particular locks are not necessary where such doors are matched with security screen doors of Australian standards. In this case more typical locks are permitted. 

• A porch light operational from inside the dwelling should apply to all main entrance doors.
• Windows should have suitable locks or latches to prevent access from outside the dwelling.

A few security companies are incorrectly telling agents that all doors must have security screens. This is not correct.
