STRATA MANAGER CAN DUMP YOU TO !!

Be very aware that your strata managers are able to give you notice that they no longer want to manage your strata group.  You must always ask around other Councillors on a different strata group who they use and would they recommend them.

We use Exclusive Strata Management (based in Victoria Park) they manage about four that I have been involved with and are extremely professional and have certainly given us the best advice.

Your strata managers should be coming down to look at your building once a year to make sure that the group is looking it's best and definitely give you sound advice on how to start preparing for any major works in the future.

Every strata group should be preparing for major works especially if they have not renewed their roofs, lifts and upgraded their plumbing.

Everyone should be contributing to the future works so that the new owners do not get hit with a huge levy.

If you own a strata property you should at least go to the AGM's as this will give you a good indication of what is happening, look at your balance sheets and proposed works.  I have always encouraged everyone I sell a property to that is a strata to at least go onto the Council for a year or two as fresh eyes produce fresh ideas.

Protect your investment as it will cost you more money in the long run.

Mosman Park has buildings that were built in the 70's and a lot of them have not kept up with major works and there will be big levies at some stage as it is your duty of care to keep up with the maintenance.
