NUMBER OF PROPERTIES ON THE MARKET NOW

This week there are 12,706 properties on the market with 4 weeks ago there was 12,164.  This influx of properties is normal for this time of year with Sellers coming back from their holidays and now preparing to make the move. 

Buyers are now back into the market circling properties putting in offers a bit short on the money but some are in the frame of mind if we get it we get it (mainly investors not home owners).  Sellers have to prepared to negotiate with buyers as there are many properties to choose from and if you have a lot of competition in your particular market place you have to look at all aspects of the offer.  Remembering cash is king and a quick settlement if that's what's important to you.

East Fremantle and surrounding suburbs were busy in the home opens yet Claremont and Mosman Park were dead so it's interesting.  East Fremantle is cheaper than these suburbs so you can get more bang for your buck so to speak, but what people are not thinking about is the bridge they have to endure every day to drop off the kids to school then continue on to work.  Stirling Highway next week will be back to being a nightmare with the school traffic making up the majority of it.  During school holidays it copes quite well (I have my own views on how to fix that).
