There is a big push at the moment to make changes to the Strata information given to purchasers during a sale transaction.
When buying into a strata you should always seek the following information:
latest minutes from the AGM finding out if there is anything big coming up in regards to special levies
how much do they have in their reserve
what have the strata done in the last five years i.e.: major works like roof replacement, plumbing issues, lift replacements, doors and window replacements
how many are on the council of owners and how long have they been there
It is better to buy into a complex that has been consistently doing works over the years rather than a strata that has low fee's and they have been doing nothing regarding the up keep of the building.
