There is nothing wrong with wanting to get the best deal when you are buying a home. What is wrong is what incompetent agents do to home-sellers. They charge thousands of dollars in commissions but they under-sell the homes. They make it easy for buyers to get bargains.
They are typically your cheap agents with a cheap marketing plan - get in get out type of attitude - not our attitude at Vivian's Residential.
To buy a bargain or pay less than you are prepared to pay, you will need to find an incompetent agent. You might not be treated well, but you will often get a lower price.
Don't come to us as you will pay fair market value we openly work for the Seller but treat the buyer well as we want to keep them as clients.
You may wonder why, if agents get a percentage of the selling rice, they under-sell homes so often. The answer is simple: It require little effort to make sales when prices are low.
Don't necessarily agree with that statement, property prices drop and buyers become hesitant as it's the old sheep mentality really people wait until things change and usually start buying when everyone else does.
Also, an extra $10,000 on the price means as little as $100 to the salesperson. "Just sell it and get the commission", is the attitude of most typical agents. A sale means commission and no sale means no commission. It's a get the sale at any price attitude.
I reiterate that attitude does not belong with Vivian's Residential.
